Spring is in the air at The Letting People

It’s that time of year again – when the sun finally decided to peak out from behind the gloomy clouds and throw a new light on the dusty corners and crevices that have been overlooked for the past few months.

Unfortunately, cleaning is a very contentious subject in residential property lettings – as no two people ever seem to share the same opinion on what is reasonable … or indeed a ‘professional’ clean.

However, Rightmove, the UK’s number one property website has gathered some interesting research to find out what is important to tenants looking for a new property, and discovered the following common tenant turn-offs:

43% = Dirty bathroom
40% = Dirty kitchen
30%= Internal decoration dirty
29%= External decoration poorly cared for
15%= Untidy front garden
12%= Unkempt rear garden

In addition, 27% of prospective tenants viewed more than 5 properties before finding their new home.

So it looks as though landlords can increase their chances of securing a quality tenant quickly by ensuring that they provide gleaming kitchens and bathrooms, freshly painted interiors and exteriors, and weed-free and trimmed front and back gardens.

Happy New Year from The Letting People

Returning to the office in a new year is always an exciting time at The Letting People.  Not only are there new calendars and diaries, and lots of tales of Christmas and New Year festivities, there are also new property investors and landlords throughout Leamington Spa, Warwick, Kenilworth and the surrounding areas beating a path to The Letting People’s door!

With house sales very slow, and home owners still needing to move, more and more people are wanting to let their properties. In addition, very few property sales agents have the specialised knowledge to successfully let all types of properties to the perfect tenant, and this is something The Letting People can take particular professional pride in.

It seems that each year, lots of property owners mull over their situation during the Christmas break, and start to plan letting out their property.  Property investors too have been quietly refurbishing properties over the holiday to get them ready for a new-year tenant.

New Lettings Co-ordinator at The Letting People

The Letting People, Leamington Spa is delighted to announce the appointment of a new Lettings Co-ordinator to help assist with business and franchise development.

Ziaull Hussain, 22 from Birmingham, originally joined the company for a one year undergraduate placement in 2011 and has now returned to take on a full-time position following his graduation from Birmingham City University.

Completing a degree in Business Studies and Business Law, Ziaull has also gained accreditation from the National Landlords Association (NLA).

Caroline Kempster, co-founder of The Letting People, said: “Ziaull really impressed us when he joined The Letting People for his placement year and so we were happy to offer him a full-time position following his successful graduation from university.

“I’m sure that he will make a fantastic addition to the team and will help to drive business forward.”

Three other members of the team, Chris Kelly, Susan Ashburner, and Anthony Kempster, have also gained accreditation from the NLA. 

The Letting People Celebrate International Women’s Day

 To celebrate the 101st International Women's Day this year, Caroline Kempster, a director of The Letting People, and a member of a local business women's network (NOAW), took part in an activity to create the vision of the boardroom of the future. When we came across the old visions of the boardroom (see our next news article)  it made us all chuckle – that's why Caroline took part in a photo that switches the balance and shows that the all-female boardroom  is not as scary as we might imagine!  By creating this picture it has been possible to make a statement to the world that role models are an important aspect in encouraging more women into positions of influence.

Dust off the DJ and diamonds… we are going to a ball!

The Letting People are delighted to be sponsoring the Dazzling Diamond Anniversary Summer Ball for Cancer Research UK to be held at the prestigious Gaydon Heritage Motor Centre on 15th June 2012. The Leamington and Warwick Committee for Cancer Research UK is celebrating 60 years of fundraising this year – so it’s not just the Queen who gets to celebrate 60 fruitful years this month!

All the profits from the ball will go to Cancer Research UK – the world’s leading cancer charity dedicated to saving lives through cancer research.  The ground breaking work into the prevention, diagnosis and treatment of cancer has seen survival rates double in the last 40 years – BUT – more than one in three of us will still get cancer at some point in our lives.
