Michael Lomax, as director and co-owner of The Letting People, Milton Keynes, was invited by BBC Three Counties Radio to contribute as a panel member on the tough-talking, Business and Finance Hour that airs live during the peak ‘drive time’ section of the Roberto Perrone Radio Show, every Tuesday, across Herts, Beds and Bucks.

Mike was teamed up with two other business entrepreneurs from the Three Counties region to complete the trio of panelists that are at task to offer BBC listeners opinion and clarity to Roberto’s questioning relating to a varied selection of topical business and financial matters.

The lively debate tackled a diverse range of subjects, from insurance claim fraud to recent banking system failures and from off-shore tax evasion to local business rates.  Mike also dealt with some tough questioning regarding the current climate within the UK residential rental market.

“Roberto was tough, but fair” said Mike after the show. “Between the questions he made sure he gave me ample opportunity to talk-up The Letting People, Milton Keynes and seemed genuinely interested in my own personal journey into the business.”

A very smooth move took place in October 2013 at The Letting People in Leamington Spa – from Euston Place to Regent Street.

Yes, we’ve moved! And our new suite of offices now offers all visitors and staff a much improved lettings experience.

Visitors can take advantage of our new wow-factor ‘bar’ area to drop off keys and pick up documents, and we have a new confidential room where you can read documents and meet with us to discuss your letting requirements.

Some things are unchanged as we have the same friendly staff, the same email address, and same phone numbers – but our new location is much more central to the town centre and also benefits from the commercial buzz of Regent Street.

We now have a new The Letting People branch in Milton Keynes – thanks to local businessmen Michael Lomax and Philip Rayner.

The grand opening took place in June 2013. “We’re extremely pleased with how successful the launch event proved to be; it was great to see so many people turn up to hear more about what we have to offer” said Michael.  “Philip and I come from very different backgrounds and were looking for a business venture which would suit both of our skill sets. Philip had a long career in the construction industry, while my experience lies in marketing and design. We researched The Letting People and agreed that it was a perfect fit.”

The launch was attended by a host of well-known local business professionals. Milton Keynes Council Leader, Andrew Geary and David Morris of NatWest Business Banking and Stony Stratford Business Association, delivered motivating speeches on small businesses and the importance of supporting those working in the local community.

The Letting People, Milton Keynes are proud to announce that they are the new official shirt sponsors of the Great Linford Football Club’s (GLFC) under 8’s ‘Avengers’ team for the 2013/14 season. 

The club was established in 1993 and is now one of the largest football clubs in Milton Keynes and boasts over 250 members who span junior and youth age groups from 4 up to 18 years old. The club runs 17 teams in 11 leagues and divisions.

Each season sees GLFC go from strength to strength purely through the commitment of everybody involved to make sure that it is essentially a family club where footballers of all ages and abilities can develop their skills.  The simple club philosophy is: 'enjoy yourselves'.

The Letting People, Milton Keynes were delighted to support the MK Dons Powerchair Football Team by donating a prize (£50 worth of vouchers for Camerons Brasserie in Stony Stratford) for one of the main races at the race night and fundraising event held on Friday 8th November 2013 at the Stadium MK. 

The event was attended by Michael Lomax and Philip Rayner of The Letting People, who were proud to be the guests of team captain and assistant coach, Alan Watson.

The MK Dons Powerchair Football Team are one of 17 disability teams playing for MK Dons FC Disability in regional and national competitions. The Powerchair team plays in the National Powerchair League and fixtures are held over weekends, six times a year.

The Letting People wholeheartedly supports the MK Dons’ mission which is to breakdown social and cultural barriers to provide all members of the community, regardless of age, gender, ethnicity or ability, the opportunity to participate in a sporting environment.

The Letting People Comment on the Chancellor’s Latest Budget

Last week’s budget announcement has brought about several changes for property professionals but for landlords, especially those investing in buy-to-let, things are looking up.

Buy-to-let refers to a property purchased specifically to let out to tenants and allows for those buying in this way to take out a mortgage specifically for this purpose; which in turn allows for certain tax benefits.

For  the first time since the recession began, house prices are once again steadily increasing and those looking to make an investment in property will see more housing stock to choose from.

Before committing to buy-to-let however, it’s important to consider several factors. You need to research the marketplace and be sure of the location you want to buy in, and the type of tenant you’d like to attract.

Most people considering a buy-to-let property will want to make at least 125% of themortgage repayments as rent, and as this kind of mortgage tends to be set higher than standard, this can sometimes prove problematic if thorough research isn’t conducted ahead of purchase.

Although getting good value for money is likely to become a lot more difficult in the future, those who have been uncertain about the benefits that would come from buying-to-let in the current climate can rest assured that they will see a much better return in their investment in the near future, as more and more people are likely to look into renting.

Buy-to-let is back in the news at The Letting People!

Buy-to-let lending in the UK has just hit its highest level for nearly five years …

It was announced last week, by the Council of Mortgage Lenders (CML),that 40,000 mortgages, worth £5.1bn, were advanced to buy-to-let investors in April, May and June, and this was the highest buy-to-let lending since the third quarter of 2008.

Caroline Kempster of The Letting People said “We knew something was happening in the last few months as we have been rushed off our feet with a new surge of property appraisals from buy-to-let landlords! 

The other increased trend we have noticed is the new let-to-buy landlord who has been waiting to move for the last 2-3 years.  These landlords now see an investment opportunity with renting out their current house or flat to fund moving to a new home.

Property investors and savvy landlords can really benefit from the strong tenant demand at present, and we can ensure that their property is ready to let quickly and at the highest rental possible. With just a few worthwhile improvements – such as new flooring, curtains, or fresh decoration – many tenants will appreciate the property being ‘ready-to-move-into’ and be prepared to pay some additional rent.

Furthermore, the Bank of England Governor’s “Forward Guidance” statement last week has created more stability for property investors with the interest rate expected to remain low until at least 2016.“
