As a Landlord could you save money by improving your EPC?

Recently there was a report that for just a small outlay, perhaps even less that £100, as a landlord you could upgrade your Energy Performance Certificate.(EPC) 

Rightmove, which it is suggested analysed the data of over 15m homes in England and Wales,  also looked at the the number of homes that did not have the potential to improve the energy rating of between D and G.

One of the cheapest methods identified of achieving an improvement to your EPC would be to install energy efficient lighting, with the portal estimating the cost at just £38 on average!

Why is this important?

Well, in our experience many tenants are now looking very closely at the potential running costs of your rental property and may be doing so before even thinking about booking a viewing.

This could make all the difference in letting your property quickly and avoiding those dreaded void periods perhaps even due to the current tenant giving notice on a poor EPC

Whilst there are some low cost savings that the tenant could implement themselves, such as insulating the hot water cylinder with a jacket, if this was already in place from the landlord you could improve your EPC and even perhaps let your let your property more quickly. Think about it, for just a small outlay of perhaps £23, against a loss of 1 weeks rent of say £200 or more! Next time you let your property why not have a look at your EPC and see where you could potentially make savings!
