Landlords! Are you concerned about the Renters Rights Bill?

Landlords, the Renters Rights Bill is nearing its final stages possibly achieving Royal Assent in September 2025!

Whilst the implementation may be sometime in 2026, what is clear is that there will be substantial changes to the private sector rental. 

Not forgetting there will be no ‘grandfather rights’ so the bill will also apply to all existing tenancies. 

We understand that some of the proposals (which may still be subject to change) include:

  • Banning advance rental payments  – including before a contract is signed.
  • Banning no fault evictions (S21)
  • Rent increases by formal S13 notice only –  which can be challenged by referring to a rent tribunal before the rent increase can take effect.
  • New rules and potential additional deposits for allowing pets.
  • No minimum term with all tenancies being periodic 
  • New government landlord database 
  • and the list goes on and on……
