As a Landlord could you save money by improving your EPC?

Recently there was a report that for just a small outlay, perhaps even less that £100, as a landlord you could upgrade your Energy Performance Certificate.(EPC) 

Rightmove, which it is suggested analysed the data of over 15m homes in England and Wales,  also looked at the the number of homes that did not have the potential to improve the energy rating of between D and G.

One of the cheapest methods identified of achieving an improvement to your EPC would be to install energy efficient lighting, with the portal estimating the cost at just £38 on average!

Well, in our experience many tenants are now looking very closely at the potential running costs of your rental property and may be doing so before even thinking about booking a viewing.

This could make all the difference in letting your property quickly and avoiding those dreaded void periods perhaps even due to the current tenant giving notice on a poor EPC

Whilst there are some low cost savings that the tenant could implement themselves, such as insulating the hot water cylinder with a jacket, if this was already in place from the landlord you could improve your EPC and even perhaps let your let your property more quickly. Think about it, for just a small outlay of perhaps £23, against a loss of 1 weeks rent of say £200 or more! Next time you let your property why not have a look at your EPC and see where you could potentially make savings!

Landlords... what do you look for in tenant references?

Recently it is claimed there has been a 263% increase in fraudulent applications!

So what should you look for in your tenant references?

In the first instance, in our experience, it is really important to start to build a ‘picture’ of your potential tenant.

A great way to do this is to ask intelligent questions, and ‘interview’ at the viewing stage and if they are interested further in renting why not send a pre-qualify application form.

What is their employment situation and gross earnings? 

Rental history and previous addresses?

What about their credit history?

Include some qualifying questions such as:

Have you always paid the rent on time?

Do you have any adverse credit?

Do you have the Right to Rent?

If that all looks ok then move on to taking your Holding Deposit and the take up of formal references. Top tip: Check all the information and examine any documents provided at every stage of the application process for consistency, accuracy and truthfulness.

The Budget and housing – were there any surprises?

Well you could say this was a budget that didn’t deliver any major surprises  – with the 3 month extension of stamp duty relief widely expected! There was further help announced with a taper-off for properties up to £250,000 thereafter to the end of September, returning to normal levels from the 1st October 2021.

However, what appeared clear from the statement by Rishi Sunak is the intention to turn ‘Generation Rent’ into ‘Generation Buy’   – encouraging first time buyers with a 95% mortgage guarantee scheme! 

So where does this leave the rental market? 

It could be expected that there will be continued high levels of activity with buyers and sellers looking to take advantage of the stamp duty savings in the next few months. Maybe this could also lead to higher house prices in the short to medium term affecting landlords decision to expand their rental portfolio.

As first time buyers move out of rental properties this could lead to more rental properties becoming available which will help tenants in areas where there is strong demand and a shortage of supply, but could impact areas of oversupply with falling rents.

What with other factors such as the apparent shift towards home working, the desire for outside space and exodus out of large cities, it will be interesting to see if these trends continue once the lockdown is eased.

Its certainly going to be a challenging time for landlords moving forward!
